    Few real estate careers can truly be called legendary. Gary Johns’ can.

    As Gary celebrates 50 years in real estate, the milestone represents far more than decades of transactions, listings, escrows, and keys handed across dining room tables. His career tells a larger Palm Springs story—one rooted in architecture, historic preservation, community service, and a deep love for the people, homes, and history that make this city unlike anywhere else.

    Gary Johns obtained his real estate license in 1976 and built a successful career in Los Angeles before moving his real estate practice to Palm Springs in 2005. Since then, he has become known for his expertise in architectural properties, particularly the midcentury modern homes and historic neighborhoods that define the Palm Springs lifestyle. 

    In 2013, Gary joined the Paul Kaplan Group, where he continues to be a top-producing Palm Springs Realtor alongside his longtime work partner, Mike Johnson. Together, Gary and Mike bring clients a rare combination of experience, market knowledge, architectural insight, and calm, seasoned professionalism—the kind that only comes from decades of actually doing the work.  They have represented some of the most influential properties in Palm Springs over the years. 

     A Leader in Palm Springs Historic Preservation 

    Gary’s influence extends far beyond real estate sales. He has been an outspoken advocate for Palm Springs historic preservation since 1996 and is currently president of the Palm Springs Preservation Foundation (PSPF). PSPF describes him as the creator and presenter of the popular free lecture “Lost, Saved and Endangered: Modernist Architecture in Palm Springs,” and notes that he frequently serves as the foundation’s public face before city boards, commissions, and council meetings.

    Gary previously served as vice president of the Palm Springs Preservation Foundation, a role cited in Palm Springs Life during Modernism Week coverage. Today, his leadership as PSPF president continues to place him at the center of conversations about protecting the city’s architectural legacy. 

     Modernism Week, the City of Palm Springs, and Civic Service 

    Gary’s dedication to Palm Springs modernism is also reflected in his role with Modernism Week, where he serves as secretary on the Board of Directors. Modernism Week has become one of the city’s signature cultural events, celebrating midcentury modern architecture, design, interiors, landscape design, and historic preservation.

    Gary also served as chair of the City of Palm Springs Historic Site Preservation Board. City records list him as chair, and meeting minutes show his involvement in historic preservation discussions, including recommendations related to significant Palm Springs properties. Gary also played a part in the recent restoration of Palm Springs' historic  Plaza Theatre .

    That matters. In Palm Springs, preservation is not just nostalgia. It is identity. It is tourism. It is neighborhood character. It is economic value. And Gary has spent years helping protect the very architecture that buyers come from around the world to experience.

     The Storyteller of Palm Springs Modernism 

    Gary is also a respected public speaker. His lecture, “Lost, Saved and Endangered: Modernist Architecture in Palm Springs,” has become a well-known presentation during Modernism Week, blending rare vintage photographs, local history, architectural insight, and the occasional story that makes you wish city planning records came with a cocktail. 

    He has also interviewed important Palm Springs figures, including architect Hugh M. Kaptur and local icon Nelda Linsk, bringing the city’s design history to life for sold-out audiences.

     More Than a Realtor 

    Of course, Gary is not only about preservation boards and property tours. He is our in-house resource at the Paul Kaplan Group for anything that relates to Palm Springs historical architecture. He is also known for his love of rescue dogs, his appreciation for musical theatre, and his close bond with Broadway legend Patti LuPone. Gary makes yearly pilgrimages to NYC to catch up on the latest shows and plays too and comes back with the best reviews. This feels perfectly on brand: great houses, great stories, rescue dogs, and a little theatrical flair. Honestly, Palm Springs could do worse for a civic résumé.

    Gary lives in a restored  Palmer & Krisel  condominium in  Canyon View Estates  with his rescue dog, a fitting home base for someone who has spent so much of his life celebrating and protecting Palm Springs architecture.
